Except for Applicants who receive, or who will occupy an apartment that receives subsidies or voucher assistance, Applicants must have a gross income source that can be verified and that meets the minimum income requirements for the apartment being leased which are determined by multiplying the monthly rent by a specified factor of months as determined by the Community. All applicants must make two times the amount of rent and have two consecutive months of verifiable income. Credit All Applicants are subject to approval through OneSite, the Community’s third party applicant screening agency. Screening criteria will be applied uniformly and, in a manner, consistent with all applicable laws, including state and federal housing laws, federal fair credit reporting laws, program guidelines and administrative rules. Applicants will be required to provide income verification, including two months of pay stubs, the most recent W2, 1099 or 1040, proof of retirement income, social security, disability or other government income, child support and or spousal support the most recent tax return and/or certified verification from company accountant or bank, six consecutive bank/financial statements that would show 12x’s annual rental amount, current $H - I$ offer letter for income, trust fund income. Application Fee (non-refundable). Payment of the Application Fee does not guarantee that your Application will be accepted. 2. Administrative Fee (may or may not be refundable). Payment of the Administrative Fee does not guarantee that your Application will be accepted. The Administrative Fee will be refunded if the application is not approved; OR it will be retained by us as liquidated damages if the application is withdrawn. 3. Application Deposit (may or may not be refundable). The Application Deposit is not a security deposit - it will be credited toward the required security deposit when the Lease Contract has been signed by all parties; OR, it will be refunded if the application is not approved; OR it will be retained by us as liquidated damages if the application is withdrawn or falsify the information provided onapplication. You may opt to terminate this Lease prior to the end of the Lease term if all of the following occur: (a) as outlined in Lease Details, you give us written notice of early termination, pay the Early Termination Option fee in full and specify the date by which you’ll move out; (b) you are not in default at any time and do not hold over; and (c) you repay all rent concessions, credits or discounts you received during the Lease term. If you are in default, the Lease remedies apply.

You must pay your Rent on or before the 1st day of each month (due date) without demand. There are no exceptions regarding the payment of Rent, and you agree not paying Rent on or before the 1st of each month is a material breach of this Lease
If we don't receive your monthly base rent in full when it's due, you must pay late fees as outlined in the Lease Details. Late fees are applied on the 4th of each month.
